"Clients are coming predominantly from Annecy,
Chambéry, Aix-les-Bains, Lyon and Paris. Demand
is currently far outstripping supply and this
situation is expected to continue through 2022.
New instructions are low but picking up, with
lots of demand for estimates and some people
planning to move to cheaper areas in the north
and west of France to take advantage of the
current high prices in the Bauges. Most properties
are selling in the first week across the entire
budget range €100,000 - €900,000. The best
financial gains remain in renovation properties
with barns selling for €100,000 to €200,000 plus
properties with rental income potential where the
mortgage can be offset. Most property purchases
are for principal residences.
The Bauges mountains cover the eastern edge of the French Alps and run from Annecy, in Haute-Savoie,
down to Chambery in Savoie. There are 14 major peaks in the mountain range, some of them (such as
Semnoz) given global exposure as they host summit finishes on the Tour de France.
CROSS BORDERS - THE MASSIF DES BAUGES
There is plenty of government investment coming
into the Bauges with major water main renewal
and fibre optic broadband direct to the door of
every house in the Bauges over the next few years.
The Savoie Grand Revard ski area is currently
expanding the biathlon stadium and training
facilities attracting national teams from across
Europe and international events. Work is under
way to create a large lake to be used for running
the snow cannons in the winter plus leisure
activities in the summer.
Aillons-Margériaz has seen investment in
covered conveyor belt lifts on the lower slopes of
Margériaz 1400m enabling the resort to operate
during any future lockdowns.
Aillons-Margériaz 1000m is being transformed
into an all year round mountain sports resort
with plans for an ice rink, a new indoor /outdoor
pool plus a summer luge and the upper slopes will
become a patrolled off-piste domain for ski de
randonnee and snowshoeing activities".
