It is estimated that of the 492,000 properties in
Haute-Savoie (74), around a quarter are holiday
homes.
Andrew Morgan is based in the spa town of
St-Gervais-les-Bains, and proud of the fact that
St-Gervais sees more sales across our agency
than any other town. This year should be no
different as he describes the market as buoyant,
with properties selling well across all price
ranges. Investment in the local infrastructure
has helped boost demand:
"The Tramway de Mont Blanc will see a 16m euro
investment over the next few years, it will link
the SNCF station here in St-Gervais and open up
Les Houches/St-Gervais in winter and the Nid
d'Aigle in summer. There are two new lifts are
planned from the Arve valley to the resorts which
will reduce traffic in the villages and resorts
themselves, making it more pleasant to park, eat
and shop.
A new cable car link is planned from St-Gervais
station in Le Fayet, to the main cable car in the
village and the Domaine Evasion ski area. The
Funiflaine project of a new lift from the valley
floor at Magland, to Flaine in the Grand Massif
ski area was also given the green light this year.
Both projects are planned to reduce the road
traffic between motorway and resorts and will

shorten the drive time for visitors from the local
towns and cities such as Geneva, Annecy and
Lyon. The new St-Gervais lift is generating a rise
in demand for property in the Le Fayet area of the
town, in both resale property and new build . The
trend towards working from home (we have great
access to Geneva via the Léman Express train
from St-Gervais to Geneva, and regular trains
to Chamonix from St-Gervais) is is also driving
demand and sales. On the slopes themselves in
St-Gervais, the new beginners ski area for children
in St-Gervais at the Mont d'Arbois area will be
a welcome addition along with the the planned
installation of another fast 6 person chairlift."
Andrew tells us that while the strongest demand
is for 2/3 bed apartments and family homes,
sales of new builds and land are increasingly
popular and now account for 25% of all business.
"Building land represents great value for money
and with our local contacts we can put clients in
touch with architects and builders, for a turn key
solution. Due to travel restrictions, we have been
holding weekly site meetings, via video call, for
clients on new build projects - so really providing
an unparalleled level of service."
