The departments of Isère and Hautes-Alpes may
not host as many well-known ski resorts as their
more northerly neighbours but they have certainly
kept up in terms of demand and property price
increases. As two examples; Briançon has seen
a jump in prices from 1,880 euros per m2 in our
last report to 2,290 euros per m2 this time round,
a leap of over 20%, similarly Huez has seen a
similar growth in prices. These numbers need
to be treated with caution as the sample size is
relatively small - but the underlying growth trend
is absolutely real.
Jackson Collins covers Serre Chevalier and he
tells us that property across the region is selling
at near record levels, thanks largely to strong
demand from the domestic market:
"If we call this moment «post covid», then it is
clear that the pandemic has had a major effect
on the property market here which I'm sure is
relevant in many other parts of France.
All property is flying off the shelf if correctly
priced... and most of my recent sales have
required no negotiation as demand has been so
high. Certainly stand alone properties are hard to
come by at the moment, as more and more town
and city dwellers have seized the oppurtunity to
«télétravailler» and move out to the country.
Sadly, in my area, I have seen many overseas
buyers lose out on purchasing opportunities by
not reacting quickly enough. Local buyers are
getting in quickly and securing the purchases with
asking price offers. This is particularly relevant
to towns like Briançon, which have a high local
population alongside a thriving tourist industry.
This year has been the first time that I have
particularly noticed young French clients buying
to let. The banks are encouraging them with low
rates and low deposit requirements.
Despite strict planning restrictions, there are
several new build projects on the go in the ski
resorts with prices higher than ever before (as
much as 8,000 euros per m2 in prime locations),
and they are selling well".
