As we have seen in other parts of the
country, prime London buyers and renters
have re-evaluated their requirements and
priorities for homes over the last two
years. Space is a top priority, whether for
work, to accommodate extended family
or to entertain. In 2021, 63% of prime
sales and 54% of prime lets were for
properties with 4 or more bedrooms and
3 or more bathrooms. The average size of
a prime property sold across London in
2021 was 6% larger than in 2019, at
3,029 square feet. At the same time, the
average size of a rented prime home was
2,703 square feet, with homes let in core
parts of central London increasing in size
by 3% (Foxtons using LonRes data).
While proximity to London's Royal Parks
and squares has generated premiums for
many years, outside space, particularly
with private access, has become a top
consideration. 63% of Foxtons prime
London sales and 39% of prime rentals in
2021 included access to a private garden.
