the nature of a locality,
from a lively high street to
open space, water, schools,
sports clubs, neighbours

Considerations: Complexity
of commute, distance, cost

frequency of public transport;
likelihood of getting a seat;
parking and cycling facilities;
quality of walk.
Considerations:
mortgage and deposit;
government schemes;
value for money;
potential for capital

THE DECISION TRIANGLE
Buying a home is often said to be one of the most stressful life events. Relocating
as a tenant is considerably less onerous - nevertheless, it requires a significant
commitment of time, energy and headspace to weigh up the variables of price, locality,
connectivity, availability, timing and more. 'Thinking like a home mover' means putting
yourself into the position of the buyer, seller, tenant or landlord facing a big decision within
the constraints of budget, timescale and property markets.
Over 50,000 homes are on the market at any one time in London*. We need to
ensure people consider all the options available to them, without being overwhelmed by
choice. Initial priorities might not be realistic or achievable. Buyers arriving from overseas
may find the market very different from the one they had envisaged. Over the years, we
have developed a set of analytical tools which help us to help our customers structure their
thinking and lead to a best-fit solution. Our two most commonly used tools are the
Decision Triangle and the Quantum Factors Assessment Tool.
