to want, though, is a home offi ce
and good broadband coverage -
it seems that "work from home"
is an international phenomenon
now. Overall, property is cheaper
in the Aude than in the Hérault
(see box opposite) and of course
you pay a premium to be closer
to the coast. Similarly, if you want
to be in or around any of the
bigger cities like Montpellier or
Toulouse, or in a coastal resort
like Sète or Agde where the
sky is the limit for a view of the
Mediterranean sea, then prices
are always higher.

enormous diversity - from the
high-tech city of Toulouse to
the wild summits of the famous
Pyrénées mountains. Many of the
departments are named after the
famous rivers that run through
them. Naturally, some of the
riverside villages are spectacularly
beautiful - each with a different
character and story to tell.
Similarly, property prices vary
hugely within Occitanie, so my
very best advice is to fi nd a local
agent who knows the area well.
Better still, fi nd an agent that has
gained this local knowledge by
exploring the area on a bike. After
all, as Ernest Hemingway famously
said, "It is by riding a bicycle that
you learn the contours of a
country best, since you have to
sweat up the hills and coast down
them". He wasn't wrong!
