sion" the most welcoming and
attractive one that I can make it?
3. Let there be light
Have you ever been in a "show
home"? There is a reason that
the developers have them brilliantly lit (with the dining table
fully laid with sparkling cutlery).
People like light, it makes them
feel warm and safe. It gives them
confidence that nothing is being
hidden. Therefore you need to
open those shutters wide, clean
the windows, replace any broken
bulbs and even consider a
fresh coat of paint. A dark green
dining room might be to your individual taste and a black bedroom
might suit your teenage
son or daughter, but they won't
help you sell your house.
4. The kitchen is important
In many properties the kitchen
is the focal point. Every day we
hear the words "it must have a
lovely kitchen" yet nobody ever
says that about the dining room
or the master bedroom. Make
your's as attractive as possible,
leave the sink and worktops tidy
and clean. Smell is important as
well as sight, don't let the bins
or, worse still, cat litter tray be
the abiding memory that people have
of the kitchen. Again,
there's a reason that those developers
always have a pot of
fresh coffee on the boil and it's
not to keep their sales staff refreshed!
5. Let the agent do their job
Refer to our first point. You have
a serious financial and emotional investment
in your home. It is
human nature to want to show
every nook and cranny and to
explain the history of every feature.
A good agent will know exactly what is important to each
buyer. Don't worry, they will
spend time where it is needed.

Stay in the background but do
be prepared to answer questions. Which brings me on to my
final point:
6. Put yourself in a strong
negotiating position
You can do this before the very
first viewing takes place. Consider
commissioning the "compulsory
diagnostics" right from the outset and prepare
a dossier that
gives the answer to questions
before they are even asked.
Need to know what the Taxe
d'Habitation and Taxe Fonciere
are? Do we have copies of artisans' bills and guarantees?
Of
course. Want to know what it
costs to light/heat the house?
Here is the answer. Uncertainty
can be off-putting for buyers
and, at best, it gives them an
opening to negotiate on price -
don't give them the opportunity.
