"It's a very lively area
in the evening and a great
place to live," says Lloze.
"Property prices have increased
by 7% with prices per sqm
now between €5,000 and
€6,800. This neighbourhood is
expanding rapidly."
Other popular areas include
the hills above Cimiez, or to
the east of the city, Saint-Roch/
Saint-Jean-d'Angély, areas that
are changing for the better.
Meanwhile to the west, the
eco-quarter of ZAC Nice Méridia
continues to grow and offers
luxury residences, hotels and
large modern shopping centres.
The hills near Nice remain
popular: Saint-Roman-de-
Bellet, Saint-Pierre-de-Feric,
Saint-Antoine-de-Ginestière
offer splendid sea views. Prices
are going up, but you can still
find a few villas at less than
€500,000, whilst others like
the Domaine-de-Gairaut at
Cogedim have a a starting price
of €14,000 per sqm!
Foreign buyers in search
of a principal or secondary
residence remain mainly
attracted by the seafront areas
or in the chic districts such
as Cimiez, Rimiez, Gairaut, or
Mont-Boron which include
secure domains. Luxury
apartments are selling from
between €7,000 and €11,000
per sqm, renovation projects
around €5,000 per sqm and a
villa near Villefranche-sur-Mer
with a seaview will cost from
€1.2 million.

Place Garibaldi is popular
for a sundowner, and you
can wander from the port to
the palm-fringed Promenade
des Anglais - named after
the English who visited. The
extension of the Nice Tramway
to the Port by the end of 2019
will make the area even easier
to access.
Prices in Le Port have
increased between 8-11%
since 2017/2018, and are
between €4,000 and €7,600
per sqm. The Place du Pin and
Segurane districts are popular
and very attractive, "the place
to be" for some.
The Libération district,
famed for its daily market, wine
shops and great restaurants
is being upgraded - the Gare
du Sud station has been
transformed into a cultural
centre and its local farmers'
market is becoming even bigger
