Approach the sale of

your property from a buyer's

"emotion" out of the equation.

One thing I have learned over

the years is that most vendors

are emotionally attached to

their homes and feel that they

are worth more than the current

market value. They have seen

the loving care that was taken

in building a bespoke kitchen

or they have sweated blood

and tears in transforming the

garden into a thing of beauty.

You must strip this emotional

attachment out of the equation

when it comes to deciding a

suitable asking price.

A study by scientists at

Princeton University showed

that first impressions of people

are made in just one tenth

of a second. That literally is a

blink of an eye and the "first

impression" concept holds

good for property too. Try

standing out on the road and

visualising what they will see,

you can then change things so

that the vista becomes more

attractive.

Make sure that your garden

is tidy with plenty of colour

and absolutely zero clutter. Try

putting in some fresh plants
