I have always advised
clients that they should
approach the sale of their
property from a buyer's
perspective. As far as possible
they need to take emotion
out of the equation. Putting
it bluntly, almost all of our
vendors are emotionally
attached to their homes and
feel that their property is worth
more than the current market
value. Of course, they have
decorated the property to their
own personal tastes and have
often given blood, sweat and
tears to make the garden look
nice. It's not always easy telling
this to owners and we always
look for comparable properties
for sale to back our advice with
market evidence.
When I speak at the
property exhibitions I
often explain that research
undertaken at Princeton
University suggests that first
impressions are made in just
one tenth of a second. That
literally is a blink of an eye.
As a vendor, you need to make
sure that a potential buyer's
first thoughts are favourable.
Try standing back from your
property and visualising what
they will see, then make any
necessary changes.
One easy win is to
make sure that your garden
has plenty of colour and,
importantly, absolutely zero
clutter. You could have some

will focus their mind and
it gives you a greater chance
