t has been a good few years
since the top end of the
French property market
saw this level of sales, and
if you are searching for a
coastal property, be prepared
to act quickly when you find
your dream home. Agents are
competing heavily for listings,
and prime properties are
selling fast, with domestic and
international buyers' demand.
Looking at the French property
market as a whole, the Notaires
de France tell us that well over
a million properties sold in the
12 months to February 2021.

Prices of coastal property
around France
We thought it would be
interesting to show "average"
prices in six different coastal
departments. SeLoger supplied
the data, but please be aware
that average prices can be
very misleading. If you are
looking for a sea view or a
prime location, you can expect
to pay a hefty premium. We
have used examples of a large
250m2 family house and a
spacious 120m2 apartment for
comparison purposes.

Alpes-Maritimes (06)
The average price of a property
in the department is 4720
euros per m2. For a prestigious
family house of 250m2, you
could expect to pay a little over
one million euros. Of course,
you would pay less if the
property is in a rural location
or a lot more if set in the hills
with a view over St. Tropez.
Leggett has an office in Nice,
and the team reports strong
"walk-in" demand. A property in
the old town averages at 5593
euros per m2 which works out
at 670,000 euros for a 120m2
apartment.
Pyrénées-Orientales (66)
An "in demand" department
that seems to have been
discovered by international
buyers in recent years.
Perpignan has an
international airport and
excellent TGV links and, of
course, it is easy to pop into
Spain and visit Barcelona or
Girona. The average price in
the department is 2216 euros
per m2, which is excellent
