easy access to the mountains
(for skiing, cycling or walking)
and the coast (for beautiful
harbours and beaches). One of
the most popular seaside towns
is the chocolate-box pretty
Collioure. The average price
here is 4385 euros per m2, so
expect to pay around 525,000
euros for a 120m2 apartment.
Pyrénées-Atlantique (64)
Hop across to the other side
of the Pyrénées, and you will
swap the Meditteranean for the
Atlantic. The coastline is famous
throughout the world for the
quality of the surfing, and
you will find a strong Basque
influence in the food and
drink and the local festivals.
Again, it is easy to cross the
border and sample the tapas
in upmarket San Sebastian. At
the same time, both Bayonne
and Biarritz are closer to home
and offer excellent shopping,
restaurants, and beaches. Prices
in the department average out
at 2590 euros per m2, with a
significant premium for a sea
view, you will find excellent
bargains further inland where
prices are lower. The same size
apartment in Biarritz would cost
around 800,000 euros.
Charente-Maritime (17)
The Charente-Maritime is
a popular choice as it has
a micro-climate, making it
the second sunniest area of
France. The Île de Ré and Île
d'Oléron are extremely popular
second home locations; in
summer you are more likely to
hear a Parisian accent than a
Charentaise one. The beaches
south of Royan are sandy
and family-friendly, while the
rolling vineyards and large
Cognac houses are close by in
neighbouring Charente. The
average price in the department
is 2386 euros per m2, and an
apartment in La Rochelle would
cost around 500,000 euros.
Morbihan (56)
Travelling north, up the Atlantic
coast, we come across the
spectacular department of
Morbihan. It is an area popular
with British buyers who can
access it easily and fall in love
with the history and general
pace of life. Property here
is excellent value compared
to the UK (or Paris and other
popular cities close by). You will
pay an average of 2278 euros
per m2 which is remarkable
value given the heritage of
the towns here. The old town
of Vannes sits at the gateway
to the Gulf of Morbihan and
is a popular choice, but we
have chosen the spectacular
town of Carnac, with its five
beaches and famous "standing
stones" as our comparison. A
prestigious 120m2 apartment
here would be around 500,000
euros.
Calvados (14)
Finally, we have crossed into
Normandy, another department
where, each summer, you will
find wealthy Parisians mixing
with international tourists and
locals. The choice of property
in Calvados is superb, and
the countryside inland is
spectacular. Expect to pay an
average of 2534 euros per m2
for property in this department.
Deauville has a global
reputation for its equestrian
centers and has been an
upmarket tourist destination
since the 1800's - famous for
its casino, horse races, and film
festivals. An apartment here
would cost around 670,000
euros
We hope that these
comparisons are of interest.
Although the prices are
accurate, they can be
misleading - buying prestige
property is all about the
location. What premium do
you pay for a sea view or to
be within walking distance of
the best restaurants in town?
Why not speak with our local
agents in each department
- they are the ones who can
offer real expertise and market
knowledge.
